How to Find the Best Realtor in Holland, Michigan

3 min read

If you have typed "best realtor in Holland, Michigan" into Google, you already know the problem: you get star ratings, review-aggregator sites, and lead-matching services, but not much that actually tells you how to tell a great agent from an average one. So instead of asking you to take our word for it, we wanted to lay out exactly what we would look for if we were hiring a realtor ourselves, whether you are buying your first home near downtown Holland or selling a lake place in Waukazoo Woods.

Best Realtor

START WITH SOMEONE WHO ACTUALLY KNOWS HOLLAND

Holland is not one market, it is several, and the details matter. Waukazoo Woods, Lake Macatawa waterfront, and the neighborhoods closer to downtown each come with their own quirks: lake access easements, HOA rules, flood zone considerations near the water, and school boundaries that can split Holland and Zeeland block by block. A great agent should be able to speak to these specifics without pausing to look them up. If someone cannot tell you, off the top of their head, what makes an offer competitive in your specific neighborhood right now, that is worth noticing.

LOOK PAST THE STAR RATING

Online reviews are a reasonable starting point, but the number of stars tells you less than the content of the reviews themselves. Read a handful closely. Do clients mention specific neighborhoods, specific challenges the agent solved, or specific numbers (days on market, over-asking offers, a tricky inspection that got resolved)? That kind of detail is a much better signal than a generic five-star comment. It is also worth checking how recently an agent has closed deals in Holland specifically, since market conditions shift from year to year.

ASK THE RIGHT QUESTIONS BEFORE YOU SIGN ANYTHING

A short conversation tells you a lot. Some good questions to ask any realtor you are considering: How many homes have you closed in the Holland area in the last twelve months? How would you price my home, or how would you help me compete for one, given how tight inventory has been? What happens if you are unavailable when a showing or offer comes in; is there someone backing you up? And how often, and through what channel, can I expect to hear from you? The answers matter less than whether they are specific. Vague answers to direct questions are a signal to keep looking.

UNDERSTAND THE AGREEMENT AND THE FEES

As of 2026, Michigan agents who belong to an MLS are required to have a signed written buyer representation agreement in place before showing you a home in person or by live video tour, a rule that has been in effect since August 2024. This is normal and expected, but you should still read it closely. The agreement should spell out what the agent is paid and for how long you are committed to working together, and that pay is always negotiable. A good agent will walk you through this document and answer questions about it rather than rushing you to sign.

WATCH FOR A FEW RED FLAGS

A few patterns are worth paying attention to. Be cautious of an agent who suggests listing your home well above what comparable sales support, since an overpriced listing often sits and then sells for less than it would have with accurate pricing from the start. Be cautious of anyone who cannot walk you through recent, comparable sales in your specific neighborhood. And be cautious of an agent who is difficult to reach before you have even signed anything, since that pattern rarely improves once you are under contract.

WHY LOCAL, INDEPENDENT AGENTS OFTEN WIN OUT

Big national portals and agent-matching sites can be a fine starting point, but they are built to generate leads first and match you with local expertise second. A local, independent agent who lives and works in the Holland area day to day tends to know the inventory before it hits the market, understands how a specific lake, school district, or HOA affects value, and is easier to reach when you have a question on a Tuesday evening. That kind of hands-on relationship is hard to replicate through a national matching service.

READY TO TALK?

We think the best way to evaluate any realtor, including us, is to ask the questions above and see how the answers feel. Traci and Austin Gresham have spent years working the Holland, Grand Haven, Spring Lake, and Saugatuck market, and we are always happy to have a no-pressure conversation about your specific neighborhood, your timeline, and what to expect.
